How to Increase Your Home’s Value

Project (average cost recouped, national) according to Realtor Magazine:

Minor kitchen remodel (88%) This can include some new paint on walls and cabinets or counter surface upgrades. 

Bathroom remodel (85%) Nobody wants to face a grimy old looking bathroom, so this is highly recommended. 

Major kitchen remodel (81%) If you want to gut the whole kitchen, make sure that it will not cost more than what you will get back. 

Family room addition (80%) This is only recommended is the house does not have a second family room. Everybody can do with that one extra room!

Deck addition (77%) Once again, be sure to make it look good. Don’t just add the cheapest you can get, people can get picky. Also a very small deck does not do much, unless it is enough  for a table with 4 chairs and have enough space to move the chairs in and out. It should then also be in a place where it looks cute and cosy.

Master suite (75%) Here in Texas this is a very important part of the house. People got used to getting large Texas style bedroom sets, and it needs to fit and not look cramped. Make sure to make your master suite appealing to all.

Attic bedroom (74%) This is making very good use of extra space that would most like have been lost otherwise. Utilise what you have! This can make a big difference.

Siding replacement (73%) Maintenance is important! The outside of a house is the first impression a person get of a house, and will be the reason somebody want to get a viewing which is what leads to getting an offer. 

Window replacement (69%) Windows can be a deal breaker, and you don’t want a deal to fall through once the inspector was there.

Home office (55%) More and more people work from home these days, and even if they don’t officially, who doesn’t do some work after work? 

Projects that may increase your home’s value include: Jacuzzi (4 jets or more); permanent hot tub; in-ground pool; security system; sprinkler system; substantial out buildings; and vaulted ceilings. These may not add value to your house: above-ground pool; ceiling fans; garden pond; and light fixtures.

Remodel with mass appeal in mind.  Choose one or two colours, but never get too colourful. Basic earthly colours of either gays or browns and beiges are most sought after. You can mix it up and use a little bit of all three or two, which will allow you to reach more people. (Most people can be categorised in having either a Grey or Brown preference) This will also make it easier to sell as it fit with both categories of people. Kitchens and bathrooms needs to flow and somewhat match with the each other.  

Use durable, quality materials. Everything does not need to be the most expensive branded appliances or materials, but one or two well placed pieces will make a difference. 

Keep the value of your property within 15 to 20 percent of your neighbours. Don’t overspend. Work out a budget and stay in it!! Change what will make the biggest difference first, and see what your budget looks like after before starting the next project.
